The plans for the renovation and operation of the Fox were developed through a comprehensive input process with several steps. First, the Foundation Board formed a committee to select an architect that included representatives from the City of Fullerton, current and former Foundation Board members, major donors, and others who were invited for their expertise in architecture, landscaping, and theatre operation. That committee selected Westlake Reed Leskosky after reviewing presentations from several architects.

The Foundation Board contracted AMS Planning and Research to conduct a business feasibility study. AMS representatives interviewed arts professionals, education professionals, city officials, and other community leaders to determine the needs for a theatre with both live and cinema capabilities. Their findings are highly positive, indicating that there is a need for a theatre the size of the Fox and that it will operate in the black without subsidy from the City of Fullerton.

The Fox achieved an important milestone in October 2006 when the complex was listed on the National Register of Historic Places. The Foundation is grateful to Fullerton Heritage for their work in submitting the application that ensures that the Fox will be here for generations to come.

There are special federal tax credit incentives for the renovation of properties with National Register distinction. The Fox renovation plans have been approved by California's Historic Preservation Office and are now under review by the National Park Service. After the approved renovation is completed, the Fox will qualify for tax credits estimated to be approximately $4 million. Our nonprofit status makes these credits of no value to us, but there is a market where for-profit companies purchase such credits. The tax credits are an important element in our capital campaign.

The Fox also qualified for a City of Fullerton seismic rehabilitation loan of $1,250,000, which the City Council approved in 2007.

The Foundation contracted Vanguard Commercial to represent the Tea Room location and available retail spaces in Fox Plaza. We have signed new leases and are reviewing several additional proposals. We look forward to sharing with you what we believe will be some exciting news later this summer.

We have come a long way in turning the Fox from a decaying eyesore to a grand structure once again worthy of its prime downtown location. Your support plays a critical role in our continued progress.
